      Our Client, a leading Build to Rent and Single Family Housing Operator is seeking a highly experienced and commercially focused Senior Lettings Manager to lead and develop their lettings operations across a growing Single Family Housing (SFH) portfolio. This senior leadership role will oversee multiple Lettings Managers and their teams, with accountability for delivering outstanding results for clients by maximising rental income, reducing voids, and ensuring an exceptional resident experience.

       

      As the strategic lead for lettings, you will drive consistency of standards, compliance, and operational excellence across all sites. Acting as a trusted point of escalation for clients, you will build strong relationships that are underpinned by transparency, performance, and results.

       

      Senior Lettings Manager – Single Family Housing
      Location: Leeds
      Salary: up to £40,000 per annum + Bonus

      Work Pattern: Monday to Friday – No Weekends!

       

      Key Responsibilities

      • Lead, coach, and develop Lettings Managers, ensuring high-performing teams consistently deliver against agreed KPIs.
      • Drive accountability across all lettings functions, fostering a culture of excellence, collaboration, and client service.
      • Act as the senior point of contact for key clients, leading meetings and presenting detailed performance reports with actionable recommendations.
      • Set lettings strategies that optimise rental income, minimise voids, and accelerate speed to market.
      • Monitor lettings performance, market trends, and competitor activity to identify opportunities for growth and innovation.
      • Oversee advertising platforms and marketing campaigns to attract tenants effectively.
      • Ensure all tenancy progression is efficient, compliant, and customer-focused.
      • Maintain up-to-date knowledge of lettings legislation, ensuring compliance across all sites.
      • Conduct regular audits of lettings activity, implementing improvements where necessary.
      • Support new scheme lease-ups to ensure rapid absorption and client satisfaction.
      • Contribute to wider business strategy, ensuring lettings considerations are represented in cross-functional initiatives.

      Candidate Profile

      • Minimum 4-5 years’ lettings experience, with at least 2 years in a leadership role managing managers.
      • Strong track record of delivering lettings results at scale while building and maintaining strong client relationships.
      • In-depth knowledge of lettings legislation, compliance requirements, and best practice.
      • ARLA Level 3 (ideally Level 4) or equivalent industry qualification.
      • Proven ability to analyse operational performance, identify inefficiencies, and implement effective solutions.
      • Excellent communication and stakeholder management skills, with credibility at senior client level.
      • Commercially astute, adaptable, and driven to achieve outstanding results.
